FLYING, the largest media brand dedicated to general aviation, is planning to develop a fly-in residential community and outdoor adventure resort on 1,500 acres in the Sequatchie Valley of Tennessee. The goal is to build an aviation-friendly community and resort that blends remote work, nature, and the love of aviation.
This 1,500 acre development project will include large and small hangar homes, luxury estates, a resort, an activity center, restaurants, and a spa. All community owned development and resort buildings will have a modern farm-style architecture, building on the legacy of the property as a working family farm. In the early phases, the homes will be smaller and more dense. As the development expands, homes will have larger lots and higher list prices.
Aviation real estate is hard to come by as municipalities don’t allow individuals to own hangar space at airports. Targeted to high-net worth pilots, fly-in communities are self-contained airparks with runways and homes with their own hangar space.
The fly-in residential community will be targeted to entrepreneurs and professionals that can work anywhere in the world, want to live in a low tax, business friendly community, and want to take advantage of an on-site runway and adventure resort community. The development is a community development district, meaning founders that build their business here also can benefit from the tax incentives.
The Fields is located in an unincorporated rural area of East Tennessee that does not have zoning laws. Since The Fields is located in Class G uncontrolled airspace, there are no airspace restrictions in the area. The airfield will be a private airfield which eliminates the need to get municipal, state, or federal officials to approve the airfield.
The local utility providers have all agreed to support the project, including power, water, and fiber providers. Sewage will run on a drip system, which works like a small sewage plant for the community. We will contract out garbage, local services, and fire response. Residents will have access to high speed fiber through the local co-op for gig internet. There is a 24/7/365 emergency hospital run by the nation’s 7th largest public-owned hospital system that is approximately ten miles to the south.
With 300 acres dedicated to conservation easement, The Fields will offer unmatched outdoor adventure tourism to include activities such as Land Rover excursions, mountain biking, rock climbing, hang gliding, skeet shooting, hunting, and fishing.
The resort community at The Fields will be primarily focused on outdoor adventure tourism. It will also be home to a vineyard and spa.
2,000 sq. ft. villas with pools will available for nightly rentals.
Phase 1 of The Fields will include an airfield with a 4,200' x 75' runway and a community center overlooking the runway. It will also include commercial properties and community hangars. Residentially, 66 homes with attached hangers of various sizes will be built along with 36 additional hangar townhomes.
Phase 2 will expand the residential community with the construction of 340 homes
Phase 3 will mark the beginning of the outdoor adventure resort
Phase 4 will include 125 Brow homes and 100 Mountain homes
