Where is The Fields located?

The Fields is located in Bledsoe County, TN, almost directly in between the cities of Dunlap and Pikeville. 35°29’10.3″N 85°18’38.6″W

Who is behind the project?

The airpark, runway, and taxiways are owned by the Fields at Fall Creek LLC., a project that is managed by Craig Fuller, the CEO ofFLYING, the leading publication and media brand for aviation and pilots everywhere. Fuller is a successful entrepreneur that has built a number of successful businesses, including FreightWaves, one of the fastest growing B2B software businesses in the world and the largest provider of supply chain information and intelligence globally.
Other major investors include Story Ventures and Max Fuller, a major real-estate investor and entrepreneur.

Who is the builder?

The builder on the project is Mountain City Construction, a luxury home builder based in Chattanooga, TN.

When will the project be ready?

Construction will begin in 2023, with plans to finish the site prep and runway by the end of the year. Construction of first model homes will also begin in mid-year 2023, with plans to finish by early 2024. The first residents should be able to take possession of their home by March 2024.

Who will maintain the property and runway?

The runway and taxiways will be maintained under contract through the HOA. Residents will pay an annual membership fee which supports operations, maintenance, and investment in the airport.

Is the runway private or public?

The runway and airpark are private, meaning that to operate a plane (land or takeoff), a pilot must request and be granted permission.

Will there be lighting at the airport?

Yes, we are planning for pilot controlled lighting.

Will there be an AWOS on property?

Yes, there are plans for an automated weather observation system at the airport.

What types of flying will be permitted?

While The Fields is an aviation-first community, we also understand that people will be living on property. Touch-and-goes will be prohibited, along with any flying that compromises the safety or the serenity of the airpark. There may be special occasions and aviation themed events such as STOL competitions which may allow for some exceptions.
There is a 4,200' x 75' asphalt runway on property, along with a grass runway for taildraggers that is adjacent to the asphalt runway.

Do I have to be a pilot to live in the Fields?

If you live along the airpark (60 acres with direct access to the runway) you are required to be a pilot or aircraft owner. If you are not a pilot, you may live in the broader part of the community that is a part of the later phases of development. There are 1500 acres and plenty of room for everyone at The Fields.

What is the price range for homes in the community?

The designs have been chosen to appeal to a range of price points. Home ranges start in the $500,000’s and go up to $1.2m.

Will all homes have access to a hangar?

All single family homes in Phase 1 will have a hangar connected to their home.
Town homes will have a choice between a connected hangar or a separate hangar on property.

What are the square footages of the homes and hangars?

The square footage for the homes range from 1,500 sq. ft. to 4,000 sq. ft. The hangars are a minimum of 40 x 50 ft. with 12 ft. hangar doors.
Schweiss bi-fold doors will be standard for hangars. The doors measure 45 x 12 feet. They are all automatic doors that can be opened by remote control from the airplane.

Can I purchase a lot and build a custom home?

There are multiple phases in the development. In the initial phase, along the airport, home designs are modeled to ensure that the community maintains a consistent luxury aesthetic of quality and beauty. There will be at least a dozen different home plans to provide variety for residents. In later phases, there will be an opportunity for residents to acquire a lot and build to their personal tastes, subject to approval from the architectural board.

How will my home and hangar be secure when I am not around?

The development is private and gated to protect resident property.

Can I add features such as charging stations for my plane or car?

There are a number of upgrades that residents can request when designing their home.

What school zones will serve The Fields?

School-aged residents are zoned for Pikeville Elementary, Bledsoe County Middle School, and Bledsoe County High School.

Is broadband available?

Yes, gig internet is provided by BTC Fiber, which offers 1 gig speeds and fiber internet.
