The builder on the project is Mountain City Construction, a luxury home builder based in Chattanooga, TN.
Construction will begin in 2023, with plans to finish the site prep and runway by the end of the year. Construction of first model homes will also begin in mid-year 2023, with plans to finish by early 2024. The first residents should be able to take possession of their home by March 2024.
The runway and taxiways will be maintained under contract through the HOA. Residents will pay an annual membership fee which supports operations, maintenance, and investment in the airport.
The runway and airpark are private, meaning that to operate a plane (land or takeoff), a pilot must request and be granted permission.

Yes, there are plans for an automated weather observation system at the airport.
If you live along the airpark (60 acres with direct access to the runway) you are required to be a pilot or aircraft owner. If you are not a pilot, you may live in the broader part of the community that is a part of the later phases of development. There are 1500 acres and plenty of room for everyone at The Fields.
There are multiple phases in the development. In the initial phase, along the airport, home designs are modeled to ensure that the community maintains a consistent luxury aesthetic of quality and beauty. There will be at least a dozen different home plans to provide variety for residents. In later phases, there will be an opportunity for residents to acquire a lot and build to their personal tastes, subject to approval from the architectural board.
The development is private and gated to protect resident property.
There are a number of upgrades that residents can request when designing their home.
School-aged residents are zoned for Pikeville Elementary, Bledsoe County Middle School, and Bledsoe County High School.
