FLYING, the largest media brand dedicated to general aviation, is planning to develop a fly-in outdoor adventure resort and residential community on 1,500 acres directly in between Dunlap and Pikeville, TN, in the Sequatchie Valley. At maturity, the community will host at least 800 residential homes, many with hangars attached, 180 vacation villa rental homes, 35 community hangars, and an outdoor adventure resort center.

The Fields is located in a Class G airspace and will be the only paved airport within 30 miles – this eliminates the hassles of dealing with air traffic control or congestion. The builder on the project is Mountain City Construction, a luxury home builder based in Chattanooga, TN.
Can I bring my own builder?
Yes. All home plans are subject to approval by the architectural review board.
Can I Build on multiple lots?
Yes. Lots can be merged for single homesite purposes.
Is the runway private or public?
The runway and airpark are private, meaning that to operate a plane (land or takeoff), a pilot must request and be granted permission.
What types of flying will be permitted?
While The Fields is an aviation-first community, we also understand that people will be living on property. Touch-and-goes will be prohibited, along with any flying that compromises the safety or the serenity of the airpark. There may be special occasions and aviation themed events such as STOL competitions which may allow for some exceptions.
There is a 4,200' x 75' asphalt runway on property, along with a grass runway for taildraggers that is adjacent to the asphalt runway.
Do I have to be a pilot to live in the Fields?
If you live along the airpark (60 acres with direct access to the runway) you are required to be a pilot or aircraft owner. If you are not a pilot, you may live in the broader part of the community that is a part of the later phases of development. There are 1500 acres and plenty of room for everyone at The Fields.
Will all homes have access to a hangar?
All single family homes in Phase 1 will have a hangar connected to their home.
