Sequatchie Valley, TN is a nearly perfect straight valley in East Tennessee that draws people from all over the country for outdoor adventure tourism. The rural area is home to some of the most breathtaking views in all of Tennessee, with mountains, fields of green, and large forests.
Tennessee has no state income or capital gains taxes, and Bledsoe County has one of the lowest tax rates in Tennessee, making it one of the lowest in the entire United States. For example, a one million dollar home (4000+ sq. ft.) in this area would carry an estimated $4,700 annual tax bill.
The Fields is located in an unincorporated rural area of East Tennessee that does not have zoning laws. Since The Fields is located in Class G uncontrolled airspace, there are no airspace restrictions in the area. The airfield will be a private airfield which eliminates the need to get municipal, state, or federal officials to approve the airfield.
The local utility providers will support the project, including power, water, and fiber. Sewage will run on a drip system, which works like a small sewage plant for the community. We will contract out garbage, local services, and fire response. Residents will have access to high speed fiber through the local co-op for gig internet. There is a 24/7/365 emergency hospital run by the nation’s 7th largest public-owned hospital system that is approximately 10 miles to the south.

The Fields at Fall Creek will be only a short drive to the cities of Chattanooga and Crossville, TN, as well as, to natural wonders such as Fall Creek Falls. Even better, the location of The Fields is excellent for flying to and from major hubs for work and play. Below are flight times in minutes at neutral winds.
The Fields will include a 4,200' x 75' runway with 99 homes connected to the runway and on-site amenities including a community center, wine and coffee bar, and farm to table restaurant. Subsequent phases will include 600 estate-size homes with an equestrian center, outdoor adventure center, resort hotel, brewery, and vineyard. The development will include at least two major lakes stocked with fish, allowing for paddle sports as well. Both valley and mountain homes will be available, with over 3 miles of brow property overlooking the valley, resort, and runway. The master planned community will also include an organic grocery store, restaurants and light retail.
